New Strategy for Furano Real Estate & Land Use: Success Report of Shikauchi Furano Luxury Rental Villa (Summer 2025)
Kukan Inc. Pioneers a Proven Model for “Second Home Monetization” While Contributing to Local Population & Economic Stabilization.

Kukan Inc. (HQ: Furano, Hokkaido), an expert in exclusive villa rentals and real estate development focused on the Furano area (especially Nakafurano), has compiled and analyzed the operational results for its private villa, “Shikauchi Furano,” during the Summer 2025 season (June–September).
The results, which include the peak lavender season, demonstrate that high-value “Stay-Type” vacation rentals can offer a stable revenue base less susceptible to seasonal fluctuations—a key challenge for Nakafurano tourism. This success presents a concrete contribution model to the town’s official strategy (2nd Nakafurano Town Comprehensive Strategy), promoting both “Long-Stay Tourism” and “Profitable Real Estate Utilization” from the private sector.
Based on this operational success, we will propose new land utilization options through vacation rental management to landowners, second home, and real estate owners in the Nakafurano/Furano area, thereby driving sustainable economic development for the town.
I. Nakafurano Town’s Current Status and Future Strategy: Defining the Investment Opportunity
This project is set against the backdrop of the current challenges and future vision officially released by Nakafurano Town. To achieve sustainable growth, the town has established the “Nakafurano Town Local Population Vision (Revised) and 2nd Comprehensive Strategy,” outlining specific issues and countermeasures.

1. Key Challenges Facing Nakafurano Town
Population Decline and Aging

The total population has continuously declined from its 1955 peak of 11,105 to 5,069 as of 2015. The town projects that by 2045, the working-age population (15–64) will halve from 2,703 in 2015 to 1,113, resulting in a critical shortage of regional economic workforce.
Trend of Net Social Outflow

In addition to “natural decline” (deaths exceeding births), the town generally faces a “social decline” (outflow exceeding inflow). The trend of net outflow is particularly significant among women in their teens and 20s, and men in their 20s and 30s—periods associated with employment and education.
Seasonal Fluctuation in Tourism

Tourism, the town’s core industry, is extremely concentrated in the summer (July–August), centered around the lavender blooming season. Conversely, the off-season (November–April) shows dramatic fluctuation, with tourist numbers often falling below 10,000 per month. This seasonality makes stable, year-round employment in the industry difficult, contributing to the outflow of young people from the town.

2. Nakafurano Town’s Future Direction and Target Population
In response to these challenges, the town has established four fundamental goals, including “Developing an Economic Base Utilizing Nakafurano’s Unique Characteristics” and “Generating a New Flow of People,” with the aim of creating an “appealing town where everyone wants to live.”
Target Population
The town aims to maintain a population size of 3,084 by 2060.
Key Priority Measures (Excerpt)
Promotion of Permanent Residency & Migration:
The town is advancing measures such as rent subsidies for newly married and child-rearing households, support for the construction of private rental housing, and information provision through an empty house bank (153 properties as of 2019).
Promotion of Teleworking and Workation:
The objective is to generate a “new flow of people” within Japan, distinct from international tourists, and to revitalize the region by increasing their length of stay.
II. Kukan Inc.’s Project: A Dual Model for Investment and Regional Contribution

The “Shikauchi Furano” project promoted by Kukan Inc. is more than just lodging facility management.
It represents a new real estate utilization model that achieves the “Dual Benefit of Second Home Enjoyment and Monetization.” This involves acquiring land in Nakafurano, Hokkaido, with views of the magnificent Tokachi mountain range, where the owner can use it as a private villa while it is operated as an exclusive rental accommodation (Minpaku) to generate revenue during their absence.
This project not only offers a new alternative to the Furano real estate market but also embodies a community co-creation solution that, as a private entity, contributes to Nakafurano Town’s strategies for “Generating a New Flow of People” and “Long-Stay Tourism.”

2. Shikauchi Furano Operational Results Report: June–September 2025
The operational performance of “Shikauchi Furano” during the Summer 2025 season (June 1–September 30, a total of 122 days) maintained a solid trend, as detailed below.
The Total Gross Revenue during this period reached ¥3,486,537, with a total of 94 operating days and an average occupancy rate of 77.0%. Notably, the room rate was exceptionally high: the ADR (Average Daily Rate) recorded ¥37,090, confirming the property’s acceptance as a high-value facility in the market. Furthermore, the RevPAR (Revenue per Available Room), which indicates the profit per available room, reached ¥28,578, proving its high profitability.
To enhance business transparency, we are publishing the detailed report below.
OCC/ADR/RevPAR Report (Monthly Trend)
During the peak tourist season in July and August, the occupancy rates (OCC) achieved exceptionally high levels, reaching 87.1% and 93.5%, respectively. Notably, the ADR (Average Daily Rate) surpassed ¥40,000 in July, confirming that the strong demand from lavender tourism was successfully captured. Although the occupancy rate settled to 53.3% in September, the ADR was maintained in the ¥25,000 range, securing a stable room rate even during the transition into the shoulder season.

Revenue Report by Country/Region (Gross Revenue Basis)
This chart shows the sales breakdown by country/region for the June–September 2025 period. Demand from Taiwan (20.0%), Japan (18.9%), Hong Kong (18.0%), and the U.S. (12.9%) accounted for approximately 70% of the total. We have successfully attracted diverse inbound demand, welcoming guests widely not only from Asia but also from North America and Europe (France, Germany, Switzerland, the UK, etc.).

Channel Report (Gross Revenue Basis)
This report details performance by booking channel. We have achieved a balanced customer acquisition across two major channels: Booking.com (53.3%) and Airbnb (46.7%).

Vacation Rental P&L Report (Summary / Gross Revenue Basis)
This is the operational summary for the period. The average number of guests was 4.4 people, and the average length of stay was 1.7 nights. This successfully captures the demand for “group usage” and “multi-night stays,” which are key characteristics of an exclusive rental villa.

【Analysis of Results】
These operational results contain crucial insights for solving Nakafurano Town’s challenges.
The fact that we achieved both a high ADR exceeding ¥37,000 and a high summer occupancy rate of 77% demonstrates that the facility successfully captured the needs of high-value “Long-Stay” group and family segments, not “day-trip/transient” tourists.
The promotion of this “Long-Stay Tourism” directly contributes to both the town’s goal of leveling the “Seasonal Fluctuation in Tourism” and “Generating a New Flow of People.” Attracting guests with high per-night spending, and the potential for medium-to-long-term stays such as workation, will contribute to the stabilization of the town’s economic base.
3. Kukan Inc.’s Contribution Plan for Nakafurano Town
Based on these proven results, Kukan Inc. will make concrete contributions as a private enterprise toward the future direction sought by Nakafurano Town.
Generating a “New Flow of People” Through Long-Stay Tourism
The high residential quality of our facility (high-speed Wi-Fi, dedicated desk space, full kitchen) serves as a concrete acceptance base for the town’s initiative to “Promote Teleworking and Workation.” By providing comfortable stays in our exclusive rental villas, we contribute to deepening mere tourists into “Relational Population,” fostering opportunities for future permanent residency and migration.
Utilization of Idle Real Estate and Regional Economic Revitalization
Beyond lodging operations, our company possesses expertise in real estate development. We will target idle land and empty houses in Nakafurano (153 properties as of 2019) to develop high-design new villas or revitalization projects through renovation. We provide one-stop support—from land acquisition and design to vacation rental operation and asset management—establishing the owner’s property as a “Community Co-Creation Income Property” integrated into the regional economic base.
Local Resource Collaboration and Employment Creation
We will collaborate with local agricultural and commercial organizations to promote the provision of specialty products and the development of experiential programs for our guests. Furthermore, we will create employment opportunities within the community for operations such as cleaning, maintenance, and guest services, contributing to the town’s goal that “Every person is a leading player in Nakafurano Town” (Comprehensive Basic Goal 1).
