Beyond the Inbound Boom: Tackling “Generic Design” and the Crisis of Abandoned Properties.

Hokkaido’s Premier Resort Regions

Hokkaido’s resort hubs like Furano and Niseko are seeing unprecedented global demand. Yet, this rapid growth has led to a market flooded with generic accommodations, leaving charming historic homes and idle lands neglected.

Kukan views this imbalance as a prime opportunity. Moving beyond mere construction, we integrate local heritage with nature-inspired design and cutting-edge digital experiences. By acquiring and converting assets directly, we have established a high-yield business model that balances consistent occupancy with premium profitability.

Shikauchi: 2025–2026 Winter Highlights

Exceptional Occupancy Rates During Peak Season

Monthly Occupancy Rates

Occupancy exceeded 80% in January, with December and February also surpassing 60%. While these figures naturally trail the peak lavender season (June–August), maintaining such high performance in the extreme sub-zero winter environment serves as powerful evidence of “Shikauchi’s” exceptional market appeal and brand strength.

High ADR and Extended Stays Secured

Total Occupied Nights & Check-ins

ADR for December reached a high of ¥65,720, demonstrating the competitive advantage of our whole-villa rental model for group bookings (averaging 6.2 guests per stay). Notably, the low frequency of check-ins relative to occupied nights resulted in an impressive average stay of 4.6 days. This confirms our success in capturing the “living like a local” demand among affluent inbound travelers seeking long-term winter retreats in Furano.

A Robust Revenue Foundation

Monthly Revenue

In just three months from December to February, a single property generated total revenue of approximately ¥4.22 million. In a resort market typically defined by extreme seasonal fluctuations, this result serves as definitive proof of our exceptionally robust and resilient revenue model.

Capturing Inbound Demand, Primarily from the Asian Market

Revenue Share by Country/Region

Breaking down the revenue from December to February by nationality reveals that while East Asian tourists remain our primary demographic—consistent with the summer season—we also welcomed guests from European nations like Bulgaria and Switzerland, as well as Southeast Asian countries such as Singapore and Thailand. This highlights the global appeal of “Shikauchi,” demonstrating a robust business model that is not dependent on domestic demand.

From New Construction to Historic Renovation: “The KUKAN Spatial Supply Line”

Shikauchi

Building on the success of “Shikauchi,” we are advancing the following projects for fiscal year 2026:
1. Nakafurano Shikauchi Farm Project: Construction and opening of a new facility designed to harmonize with and maximize the untouched natural environment.
2. Furano Yamabe Project: Acquisition of an existing historic property, converting it into a high-value lodging space through KUKAN’s signature design expertise.

Through these projects, we will establish a proven test case for our integrated supply chain, from development to operations. Our goal is to elevate the overall quality of facilities across the Furano and Niseko areas to maximize guest satisfaction. Upon the successful completion of these initiatives, we aim to further strengthen our partnerships with financial institutions and strategic partners as we move toward our next phase of fundraising.

Transforming your land and property into a space that captivates the world.

Stepping into an Unrivaled Extraordinary.

Vacant houses and idle lands, buried in snow and fading from memory—at KUKAN, our mission is to breathe new life into these “overlooked assets,” transforming them into unrivaled, extraordinary spaces that leave travelers from around the world breathless.

Of course, this vision cannot be realized alone. It requires the deep historical knowledge of local residents, the trust of property owners, and partners who resonate with our spirit of “creating something truly remarkable together.” This challenge depends entirely on rooted community networks and the connections we build with those who share our passion.

With the powerful support of financial institutions who have highly valued our revenue model and business vision, we are now ready to accelerate our development in the Furano and Niseko areas.
